As the green movement intensifies around the world, real estate developer Ayala Land advances this impetus by encouraging and supporting various sustainability efforts around the country.

Through Nuvali — a 1,750-hectare mixed-use community in Laguna – Ayala Land aims to establish an environmentally, economically and socially healthy, thriving community of the future. Just three years after Nuvali was launched, one of the newest additions is Ayala Land Premier’s Santierra — a private, and exclusive, high-end residential subdivision. Unique to Santierra is how it has been developed to fuse the elements of sustainability into the community through a functional and aesthetic integration of well-thought design elements.

“Santierra was planned towards enhancing the natural environment, encouraging residents to go out and enjoy its distinct views, tree-canopied streets, and various outdoor amenities,” said Mayi Platero Rodriguez, project development manager of Santierra.

Its sustainable features include establishing natural and recreational park areas which use endemic tree and plant species. This move means less water consumption and fertilizer use – a benefit which is both healthier and costs less for its residents to maintain.

The natural flora grows better and creates a cooler, fresher climate due to the added shade. Interestingly, it also provides a better ecosystem for the local birds and other wildlife. This also supports a healthier environment because a thriving bird population keeps unwanted insects in check in addition to creating a pleasant ambiance.

The community is also designed to use a dual piping water system. The investment in the system is much higher than using traditional piping, but the benefit is that residents will have a much more sustainable water supply because a lot of water can be efficiently recycled for watering lawns and other uses which do not require potable water. The development also uses porous pavers, which directs rainwater back into the natural aquifers, recharging them more effectively.

In this development, about 30 percent of the land area is set aside for parks and open spaces – which are used to create the perfect backdrop for small groups of clustered neighborhoods.

Santierra’s park circuit is the largest contiguous park system among existing Ayala Land Premier developments, stretching more than five kilometers. Suburban living is made relaxing with roads and paths bordered by trees, providing the perfect transition between future urban boundaries of Nuvali and exclusive private residences.

My Santierra Trip

Hello Everyone,

-I recently took a trip to Santierra and took leaf samples of the young trees planted there

-these trees will eventually line up the streets of the village

-looking at the variety of shapes and shades of the leaves, I’m already thrilled

-I can see how Santierra will grow into a colourful “village in a park”

-below are the leaf samples to give you an idea. I’m no plant expert so I named them myself =) :

I call this one “The Common Leaf”. It’s size and shape is everybody’s notion of a leaf.

“Fluffy”. Back in the stone ages, I would have stuffed pillows with these. =)

“Three Stooges”. Nice color. More yellow  than green.

“T-Rex” Because it reminded me of three-toed mark left by the T-Rex in the movie Jurassic Park.

“Jack Sparrow”. A pirate’s eye-patch.

“Green Lips”.

“Nike”. Looks like the swoosh.

“Benjamin Button”. Looks old and wrinkly. Wins the “texture award”.

“Centipede”. You know why. =)

I won’t be surprised if this is the kind of village that you fall in love with more and more as time goes by. Can’t help but love these trees.

Can’t help but be happy for Santierra. I’m proud of this one. Just superb. =)

Already I can say that the image we have in our brochure with all the different trees and plant varieties carefully chosen to line the streets will surely come about.

Another home run for Ayala Land.

And what a great home to run to. =)

ALI project in Laguna brings record sales

THE HIGH-END UNIT OF REAL estate developer Ayala Land Inc. (ALI) has beaten its own record for the highest launch day sales for a residential project after it started selling lots for the newest segment of its Nuvali property in Laguna.

In a briefing yesterday, ALI president Antonino Aquino said that sales of Ayala Land Premier for the new Santierra project reached P1.05 billion on the first day it was opened to the public.

“This is higher than our previous record, which was held by Abrio, also in Nuvali. Demand has been very strong,” he said, adding that most transactions were made on a one-year term, making them “as good as cash.”

The Abrio high-end development held the previous ALI record with P970 million in opening day sales, although officials stressed that two more opening day selling activities may push the total tally for Santierra sales much higher.

Lot sizes vary from 600 square meters to 1,200 sq.m. and each hectare will only have a maximum of seven residential lots. The completed project will have a total land area of 70 hectares. Of this area, 30 percent will be devoted to open spaces and parks.

ALI officials said that the company started selling the lots at a price of P11,800 per sq.m., but that this price has now appreciated to between P12,300 and P15,200 per sq.m. on the secondary market.

New lot owners represent a mix of foreign and local buyers, officials said, suggesting that demand from overseas Filipinos has been rising, following a sharp decline in early 2009 due to the effects of the global financial crisis.

The ALI president said that the company would allocate as much as P1.5 billion for the development of the Santierra project this year alone. Together with the rest of the Nuvali project, total development costs would range anywhere between P3 billion and P5 billion, he said.
