PSE buys P805M worth of office space in Taguig

PSE logoThe Philippine Stock Exchange (PSE) is buying condominium units worth P805.37 million from Fort Bonifacio Development Corporation (FBDC) to house the bourse’s unified offices.

In brief disclosure to the Securities and Exchange Commission (SEC), PSE corporate information officer Aissa Encarnacion said the PSE has already signed a contract to sell with FBDC for the purchase of the condominium units.

The PSE said earlier that it has budgeted about P1 billion as its contribution for the construction of a grade “AAA” 23-story building that will become its unified headquarters in Bonifacio Global City.

While the whole building will cost around P3 billion to construct, the PSE will shoulder only about a third of it. Likewise part of the PSE’s contribution is the land donated by FBDC that will be the site of the building.

The PSE was given a lot at the premium block One Bonifacio High Street (BHS) at the core of BGC’s future central business district under a revised deal with Ayala Land Inc.

The office space was in exchange for the 2,000-square meter parcel of land originally donated to the PSE by FBDC as the site for its future headquarters more than a decade ago.

ALI officials said the upcoming office tower would have 29,000 square meters in leasable space, of which 19,900 sqm would be allocated to the PSE and its active brokers. The remainder will be leased out.

The unified trading floor will have about 2,000 sqm in space. The upcoming PSE headquarters would be similar to the IFC complex in Hong Kong.

The stock exchange used to operate two trading floors—one at Tower One on Ayala Avenue in Makati City, and another at Tektite building in the Ortigas district. It has put up for sale its office property in Ortigas and centralized corporate headquarters in Makati.

The space couldn’t grow with me,” says Mike Jugo, recalling the time he decided to get married and had to leave his condominium unit in Makati City.
 
He realized that, if he was going to start a family, he had to return to a real house somewhere else, as the unit couldn’t contain himself, his new bride and forthcoming baby, plus the nursery and the yaya’s quarters.
 
But today Jugo is singing a different tune.
As head of sales of Ayala Land Premier (ALP), he is selling East Gallery Place, a 50-story structure soon to rise in High Street South on Bonifacio Global City’s “cultural district.”
 
“This is an innovative product, and it offers so many choices as your lifestyle evolves,” he says. “Now you can evolve with the space, and the space can evolve with you.”
The flexibility of space is the selling point of ALP’s latest development. Launched late last year, it offers “homes as canvases to show off masterpieces.”
 
High life
 
Ayala Land vice president and ALP group head José Juan Z. Jugo says this is the same group that developed Forbes Park in Makati in the 1940s; Magallanes Village in the ’50s; Dasmariñas Village in the ’60s; Ayala Alabang in the late ’70s; Ayala Heights in the ’80s; and the rash of upscale condominiums from the ’90s until now.

“We are building communities; we are defining lifestyles,” he says.

East Gallery Place houses the Classic units (with classic proportions, finishes and flow); the Villas (with personal elevator, lanai, pool with deck, enclosed gourmet kitchen, two-level living area—“a townhouse within a luxe residential building”); Skysuites (with elevators opening to exclusive foyers); Skycove Aqua (with plunge pool, wide balcony, gourmet and utility kitchens—“a private cove in the sky”); Skyrise (penthouse with 3-4 bedrooms); and the Skyrise 1400 (two-level penthouse spanning approximately 1,400 sq m, with a 25-m lap pool and 600-sq m garden deck).
 
But what is touted as an ALP original is the Flex units. This pioneering concept transforms a bare room from an impersonal studio format into a real home, that is, a place with character.
 
The unit, ranging from 86 sq m to 142 sq m, comes without interior partitions so it can be easily transformed into 1-3 bedrooms and a living area befitting the homemaker’s lifestyle and personality. There are at least six suggested configurations for the unit.
 
 

Creative evolution

In an interactive showroom recently, a fashionista, an artist and a chef demonstrated the creative evolution of Flex 2 and its white space. Model-turned-photographer Jo Ann Bitagcol, jewelry designer Joyce Makitalo and chef Gino Gonzalez transformed the two-bedroom unit according to their varying lifestyles—its living area becoming a workplace, gallery or showroom incorporating art or culinary masterpieces.
 
Each Flex unit has a European-grade kitchen (with range hood and cook top); wood flooring (“from sustainable sources”); premium tiles with homogenous finishes; picture windows of tempered glass; air well; even a washing area (but you have to use a dryer for your laundry because, of course, bawal magsampay).
Pets are generally allowed, considering the lifestyle now when having pets has become as much a status symbol as possessing the latest gadgets.
 
There’s a restriction, though: Blinds or curtains on windows should be off-white so as not to destroy the building’s façade.
 
There will be retail establishments on the ground level of East Gallery Place, with a selection of restaurants and fashion brands.

Almost 70 percent of the units have been sold, says Mike Jugo. The residences will be turned over in 2019.

Up to 20% of luxury properties goes to international buyers – Ayala Land exec

Fifteen to 20 percent of the luxury properties sold by Ayala Land Premier are bought in the international market as foreign buyers treat Philippine real estate as part of their asset holdings, a company official revealed on Thursday.

In a roundtable interview with reports, Mike Jugo, Ayala Land Premier head of sales, said international buyers – foreigners and Filipinos working abroad – account for 15 percent to 20 percent of their high-end properties.

“In our experience, as far as non-Filipinos (are concerned), they are looking at Philippines as a place to invest and real estate as a place [for] their assets,” he said.

“Looking at the last four years, we have seen the international market grow,” he added.

Jugo said luxury condominiums in the Philippines are “affordable” compared to other places like Singapore, Hong Kong, Tokyo and mainland China.

“Because of that, I think a lot more players in the region start looking at the Philippine real estate,” he said.

Some of ALP’s foreign buyers are Hong Kong expats and Singapore businessmen, he added.

“I think the foreign investor market looks at the one- to two-bedroom units as a good investment for yield purposes,” he said, referring to international buyers that opt to rent out their units.

During the same interview, AYP’s head Jose Juan Jugo – not related to Mike – said 70 percent of the units in the company’s Two Roxas Triangle in Makati City and the East Gallery Place in Taguig City have been sold.

Jose Juan said some P7 billion worth of units, at P11 million to P70 million per unit, in the 52-story Two Roxas Triangle have been sold, more than a year after it was launched.

Similarly, majority of the 407 units at the East Gallery Place in Bonifacio Global City have been sold, including the P200-million condominium with a 25-meter lap pool, garden deck, and a private elevator.

The 1,400-square-meter unit was the most expensive condominium sold in the Philippine market, Jugo claimed.

The properties will be turned over in the first quarter of 2019.
