P25-B development for old capitol site

MANILA, Philippines—The Ayala and Ortigas Groups, developer of Metro Manila’s major financial districts are in talks on a potential P25-billion joint venture involving a prime 10-hectare property along Shaw Boulevard in Pasig City that formerly housed the Rizal provincial capitol.
The property was donated by the Ortigas family to the Rizal provincial government a long time ago but reverted to the landed clan after a new capitol was inaugurated in Antipolo early last year.
Pasig City, which has rapidly urbanized over the years, was carved out of the province of Rizal to be part of Metro Manila in 1975, but it continued to host the provincial capitol until the recent transfer. After more than 50 years of having its seat of government in Pasig City, the opening of the new Rizal provincial capitol addressed the clamor of constituents to have the seat of government within the territorial jurisdiction of Rizal while freeing up the property for new development projects by the Ortigas group.
Industry sources said Ortigas & Co. was now keen on developing the property at the outskirts of the bustling Shaw Boulevard and was in active talks to team up with the Ayala group, which so far has a very small footprint in the Pasig area.
This is potentially the first joint venture between Ayala and Ortigas groups, each with a long history in corporate Philippines dating back to the Spanish colonial times. Over the years, the Ayalas focused its urban development efforts on the Makati central business district and nearby areas like Taguig and Sta. Rosa, Laguna, while the Ortigases focused on the Ortigas central business center in Pasig as well as in Greenhills, San Juan.
In a brief interview with the Inquirer, Ayala Land Inc. chief finance officer Jaime Ysmael confirmed the talks between the two groups, but said nothing definite had been agreed on so far.
“There are ongoing discussions,” Ysmael said. He said ALI, for its part, was interested in the 10-hectare property because it was suitable for a mixed-use development, with the residential components a potentially good fit to the group’s Ayala Land Premier and Alveo brands.
Ayala Land Premier caters to the high-income residential segment while Alveo caters to the middle-income segment, particularly the upwardly mobile young urban professionals. Among Alveo’s projects are Two Serendra in Bonifacio Global City and The Columns along Ayala Avenue.
Ortigas & Co. president Rex Drilon previously announced plans to use the old capitol site for a new project called “Capitol Commons.” He had estimated that about P25 billion in fresh investment would be needed to develop the property.
The Ortigas family has mapped out an aggressive redevelopment program for its biggest properties to maximize the values of its central business district. Four new flagship projects were earlier announced with an investment value of approximately P25 billion each—for a total of P100 billion in investments over the next 10 years. The development of the old Rizal capitol was part of this long-term plan.
“We intend to become the Ayala of the north,” Drilon had said, alluding to the property developer’s commitment to quality and “green spaces” in its projects.

Building a better Pasa Tiempo

Pasa tiempo is a Spanish expression meaning “passing time”. At Montecito, Pasa Tiempo is the village clubhouse where good times with family and community happen.

Montecito is one of Ayala Land Premier’s exclusive suburban communities in Canlubang, Laguna. The 60-hectare project is designed with less than five residential lots per hectare of land, making it Ayala Land’s lowest density development since Forbes Park.It sits at one of the highest points of the 1,700-hectare urban eco-center Nuvali – a modern metropolis with a vision for a way of life built on the principles of economic, social and environmental sustainability .

The original structure that will become Pasa Tiempo was built in the 1980s by National Architect Leandro V. Locsin for the Yulo family. It was their home, the site of happy occasions for many years. Today, a larger family will be served by Pasa Tiempo – the residents of Montecito who will gather in the village clubhouse for fun and recreation with the whole community.

“We are altering circulation and architectural details to increase the functionality of the space and the sense of pleasure of both the landscape and natural light,” said May Rodriguez, project development manager.

“In the selection of interior furnishings and details, we are working to create spaces that retain the intimate feel of a personal home while functioning as a community clubhouse.”
The bedrooms will be made into a library veranda. Mrs. Yulo’s original showcase kitchen will become a demo kitchen for the community while the basement level shall house facilities for various wellness activities.

The club house’s large social hall will be refurbished and will continue to serve as an elegant space for special events.
Beneath the social hall, a pool deck would be created from which a long swimming pool will stretch into the garden.

The redevelopment of Pasa Tiempo is a reflection of the spirit of Montecito. It came from a legacy of family values and dreams fulfilled, which now will be passed on to the larger Montecito community.

Ayala Land starts development in Olongapo

The City Government of Olongapo, Subic Bay Metropolitan Authority and Ayala Land Inc. recently entered into a Letter of Agreement to master-plan the 7-ha Olongapo City Triangle bounded by Rizal Avenue and Magsaysay Drive near Subic Bay Freeporit tone’s main gate.

Complementing Ayala Land’s forthcoming Subic mall development, this initiative aims to promote economic activity and improve the quality of life of the community through the development of a master plan for an environment-friendly, integrated, mixed-use district. The said master plan shall designate zones for residential, commercial, institutional and socio-civic components with the end vision of transforming the Olongapo and Subic corridor into a desired destination and center of economic growth in the region. The implementation of the master plan will be undertaken jointly by the city government of Olongapo and Subic Bay Metropolitan Authority.

My Santierra Trip

Hello Everyone,

-I recently took a trip to Santierra and took leaf samples of the young trees planted there

-these trees will eventually line up the streets of the village

-looking at the variety of shapes and shades of the leaves, I’m already thrilled

-I can see how Santierra will grow into a colourful “village in a park”

-below are the leaf samples to give you an idea. I’m no plant expert so I named them myself =) :

I call this one “The Common Leaf”. It’s size and shape is everybody’s notion of a leaf.

“Fluffy”. Back in the stone ages, I would have stuffed pillows with these. =)

“Three Stooges”. Nice color. More yellow  than green.

“T-Rex” Because it reminded me of three-toed mark left by the T-Rex in the movie Jurassic Park.

“Jack Sparrow”. A pirate’s eye-patch.

“Green Lips”.

“Nike”. Looks like the swoosh.

“Benjamin Button”. Looks old and wrinkly. Wins the “texture award”.

“Centipede”. You know why. =)

I won’t be surprised if this is the kind of village that you fall in love with more and more as time goes by. Can’t help but love these trees.

Can’t help but be happy for Santierra. I’m proud of this one. Just superb. =)

Already I can say that the image we have in our brochure with all the different trees and plant varieties carefully chosen to line the streets will surely come about.

Another home run for Ayala Land.

And what a great home to run to. =)

Buying Park Terraces

Congratulations to everyone who were able to get a unit in Tower 1 of Park Terraces!!!

I’ll be posting the redevelopment plan that we have for Ayala Center, and I’am certain that you too will be just as excited as me!

Again, congratulations for being the first batch to secure a unit in Tower 1 of Park Terraces!!!

And for those who don’t have a unit yet, feel free to call me. I still have a few 2br and 3br units left. It is very likely that we are going to have  higher price points for the next tower (no official date for that yet), so if you want a 2br or 3br anyway, might as well get one now. Just a tip. Believe me and you will thank me for it. =)
