Ayala Land to develop chain of affordable hotels

Philippine Property giant Ayala Land Inc. plans to debut into the affordable hotel property business and expand its industrial estate developments to establish new growth areas as a full-range property developer.

In a press briefing after the company’s stockholders meeting on Wednesday, ALI officials announced plans to develop a new hotel chain under a new homegrown brand that would offer rooms for US$60 a night, half the price of the group’s new boutique brand Seda, which has been selling rooms for $120 a night to business travellers.

Jose Emmanuel Jalandoni, ALI capital and hotels group head, said the first of such “affordable” hotel property would break ground by the fourth quarter of this year at the group’s newly acquired property in Muntinlupa – the “South Park District” that used to be the site of a Nestle coffee factory. The new hotel property will be “up and running” in a year’s time, according to Jalandoni.

Typically, the affordable hotel projects would have 150 to 200 rooms, Jalandoni said. After the Muntinlupa project, plans are under way to put up similar hotels in Iloilo and Bacolod.

By 2015, ALI expects to have built up a portfolio of 4,000 rooms. In 2012, it opened the 280-room upscale Fairmont Hotel and the 32-room Raffles Suites. Its first homegrown hotel brand Seda also opened in Bonifacio Global City (BGC) and Cagayan de Oro, adding a combined 329 rooms.

Although industrial estate has been a laggard among local property segments, ALI believes that this segment would soon catch up. “We certainly feel manufacturing is back,” Aquino said, noting that ALI’s Laguna Technopark has been running out of capacity and ALI has started talks to acquire additional landbank for industrial estate development in the Calabarzon (Cavite-Laguna-Batangas-Quezon) area. Pampanga is another area being considered by ALI for such types of development. Asked whether ALI has been looking outside Luzon, Aquino said the company would always look at opportunities.

During the stockholders meeting, ALI chair Fernando Zobel de Ayala cited “indicative signs of a revival in the manufacturing sector as the country becomes a compelling alternative to our Asian neighbours.

ALI sells 60% stakes in Asia i-office to CBP

Ayala Land Inc. (ALI.PH), the Philippines’ largest property developer by market capitalization, said Wednesday it sold its 60% stake in Asia i-Office Properties Inc. to Cebu Property Ventures & Development Corp. for an undisclosed amount.

Cebu Property Ventures is 76.3%-owned by Cebu Holdings Inc. (CHI.PH), a 48.9%-owned affiliate of Ayala Land.

Jaime Ysmael, chief finance officer of Ayala Land, told the stock exchange the transaction will allow the company to consolidate into Cebu Property Ventures the development and operations of office buildings geared toward the business process-outsourcing industry in the central Philippine island of Cebu.

He said the move is also in line with Cebu Holdings’ efforts to build a recurring income base.

Ayala Land eyes Rizal, other provinces for expansion

Real estate giant Ayala Land Inc. (ALI) is eyeing Rizal, Pampanga and Batangas, among other provinces in Luzon, as prospective areas for expansion in a year or two, a company top official said.

“We are going to go the East, including Rizal,” ALI President and Chief Executive Officer Antonino Aquino said. “In maybe a year or two,” he said.

Aquino also said that in expanding to the aforementioned areas, “there are still some discussions that have to be finalized,” emphasizing that the firm’s specific targets are places where there are going to be a lot of new infrastructure that’s going to be developed.

“[ALI focuses on] the major land infrastructure and the moment that it is in place, we would probably be looking very closely to Rizal. I think you will see us in Bulacan—the Eastern Bulacan corridor and the original Bulacan. We will be in each of those nodes,” he said.

“It would potentially be a mix [of all ALI’s businesses under different segments] in those players – Bulacan, Pampanga, Cavite, Batangas,” Aquino added.

He mentioned that ALI intends to precisely have sub-districts in all the major urban locations in the country.

“The way to describe it, we started out in Makati, and then we went to Alabang, and then we had developments in Bonifacio, and then we had developments in Nuvali. So you might say that the initial directions were pointing South but today, you are now seeing us going or pointing to all the directions in the compass,” Aquino said.

“We are going to be in the North, we are going to be in the East, West. We are going to leapfrog all of those other locations in Visayas and Mindanao,” he further said.

Meanwhile, ALI is also looking to launch its affordable hotel brand in the fourth quarter of this year, specifying that it intends to boost its presence in the tourism industry.

“By next year, we should have 2,000 rooms and we hope to be able to ground break the affordable brand by fourth quarter of this year,” said Junie Jalandoni, president of the hotels and resorts arm of ALI.

Jalandoni added that Ayala Land Hotels and Resorts will offer affordable-brand hotels that it intends to launch Alabang, Bacolod and Iloilo.

“Maybe by next year, we are up and running,” he added.
