Laguna hosts eco-friendly hotel

The Seda Nuvali Hotel, owned by AyalaLand Hotels and Resorts Corp. (AHRC), recently received a Leadership in Energy and Environmental Design (LEED) Silver Certification, the first Philippine hotel to be awarded this distinction in its category by the highly credible US Green Building Council.

The LEED is globally recognized as an independent third party certification program that ascertains a structure’s compliance with widely accepted green building design, construction and operation standards and guidelines.

Seda Nuvali’s landscaped lake provides a visual centerpiece within the Ayala Land-developed community in Santa Rosa, Laguna. Its guest rooms look out to this body of water or the tranquil countryside with Mt. Makiling at the distance.

Al Legaspi, president of Seda hotels and chief operating officer of AHRC, said: “We’re greatly pleased that Seda Nuvali has exceeded benchmarks set by the US Green Building Council. The hotel’s highly efficient heating and air-conditioning systems, energy-saving lighting system and low-flow water fixtures considerably reduce its impact on the environment and minimize its carbon footprint.”

He recalled that Seda Nuvali contractor Makati Development Corporation and ecoSolutions, its lead mechanical and electrical consultant, collaborated to ensure that construction procedures would minimize wastage and would limit disturbing the site. Moreover, they closely coordinated to ensure that materials procured were on the highest quality and that the workers observed safety procedures during construction.

Compliance with these procedures mean not only the responsible and efficient use of resources but also benefit guests and employees by ascertaining indoor environmental quality and greater thermal comfort.

Legaspi further noted that the Nuvali site is the first Seda hotel to integrate into its design the lake at its backyard. A game room and children’s playroom unique to Seda Nuvali open out to the four-hectare water feature.

The Philippines will host the qualifying leg of the Union Cycliste Internationale (UCI) Mountain Bike World Championship at the annual Dirt Weekend on Nov. 6 to 8 in Laguna.
Dirt Weekend features four races, each requiring a unique set of mountain-biking skills over three days.

The UCI Cross Country Marathon (XCM) World Series qualifying race will be the main event where the top finishers move up to the 2016 Cross Country Marathon World Championship in France.

“We are honored to host this prestigious international cycling event,” said Nuvali GM John Estacio. “Biking is part of the environmentally responsible culture that we cultivate in Nuvali.”

The 70-kilometer XCM course is riddled with technical descents as well as rocky paths and obstacles designed to mimic a mountain terrain.

The UCI Cross Country Olympic (XCO) is similar to XCM but shorter at 35 km. XCO is a class 3 UCI race that stakes UCI points.

“This year, we’re expecting over 1,500 riders for the Dirt Weekend,” said Estacio.
Over the years, Dirt Weekend has created massive ripples across the MTB community as a leading pioneer in staging world-class cycling events.

Raises stake in property firm MCT to 33%: Ayala Land Inc invests additional $92 M in Malaysia

MANILA, Philippines – Ayala Land Inc. has raised its stake in Malaysian development and construction firm MCT Bhd to 32.95 percent.

ALI chief financial officer Jaime Ysmael said its wholly-owned subsidiary Regent Wise Investments Ltd. exercised its option to acquire additional shares of MCT for $92 million.

The purchase of additional shares would allow ALI to reap opportunities in the growing middle-income market in Malaysia.

“This transaction affirms ALI’s confidence in MCT’s solid track record in project execution and business strategy. MCT is poised to deliver its pipeline of integrated, mixed-use projects in Subang Jaya, Cyberjaya, and Dengkil in Klang Valley, Malaysia which aims to capture the demand from the middle income and affordable market segments,” Ysmael said in a disclosure to the Philippine Stock Exchange.

In an interview early this month, Ysmael said ALI was considering borrowing in Malaysian ringgit to fund its additional investment in MCT.

Established in 1999, MCT is a property developer specializing in mixed-use projects that include retail, office, hotel, and mid- to affordable residential.

MCT has several ongoing projects in OneCitySubang Jaya and Cyberjaya, as well as a land bank in Dengkil, 1.5 kilometers away south of Cyberjaya, all located in the Klang Valley in Malaysia.

“By partnering with a company such as MCT, ALI will be expanding its footprint in Southeast Asia in line with its diversification goals,” the Ayala-owned property firm said.

ALI is looking at other markets in the fast booming Southeast Asian region such as Vietnam and Myanmar.

“We are looking for companies with existing track record and capability so we don’t have to reinvent the wheel. We share same vision. So that [buying into companies] would be our preferred mode rather than doing it greenfield by ourselves,” Ysmael said.

ALI’s planned expansion in the region coincides with the ongoing integration in the region through the so-called 2015 Association of Southeast Asian Nations Economic Community.

Through the AEC, the 10 member nations operate under a single market and distribution base to compete and integrate within the larger global economy.

Aside from the Philippines, other countries in Asean include Brunei, Cambodia, Indonesia, Laos, Malaysia, Myanmar, Singapore, Thailand and Vietnam.

NUVALI: By the numbers

LAGUNA – Did you know that at 2,290 hectares, NUVALI is not only Ayala Land’s largest development to date, it’s also twice the size of Makati City? It is, in fact, well on its way to establishing itself as the “regional growth center of CALABARZON.”

NUVALI, a mixed-use development and a fast-thriving eco-city which is built upon economic, environmental and social sustainability, is promising in a lot of ways. Just how much has it grown in the past seven years? Let’s count the ways!

3 is the spot of NUVALI as the best realty taxpayer in Sta. Rosa, Laguna as it currently provides 4,000 jobs and is set to provide about 2,500 more jobs both with their recently launched and upcoming projects.

4 is the total number of residential brands present in NUVALI. They are Ayala Land Premier, Alveo, Avida and Amaia, which offer a wide range of residential options with products ranging from P1.8 million to P20 million.

7 years have gone by, and the residential and commercial lots in NUVALI have doubled their values–from P9,400 per square meter to P18,000 per square meter for residential and from P20,000 per square meter to P40,000 per square meter for commercial lots.

14 percent is the compounded annual growth rate of NUVALI during the first six years from its launch, giving NUVALI the highest rate in land value appreciation from the time of launch among the major central business districts in the Philippines.

15 percent of Ayala Land, Inc.’s revenues for the past five years (2009-2014) is accounted to NUVALI.

78 percent of NUVALI’s land area has been developed.

150 hotel rooms are made available to visitors via Seda, the no. 1 hotel in Sta. Rosa, Laguna.

200 stores, ranging from local and global fashion finds to cafes and restaurants are featured in the third and newest wing of Solenad.

990 is the current student population at NUVALI, coming from reputable schools Xavier School and Miriam College. The student population is expected to double every year even so with Everest Academy, the first international catholic school that’s set to open in the coming years.

2,500 is the current number of business process outsourcing employees at NUVALI, with the presence of Convergys and IBM.

4,000 residents have moved in and now call NUVALI home.

12,000 residential units have been sold.

55,000 is the average number of transients at NUVALI every weekend.

60,000 sqm will be the size of office spaces in NUVALI in five years, doubling from the initial 31,000 sqm they offered.

With all of these developments, we see a bright future ahead for NUVALI.
